The past 2 years of real estate have seen an unprecedented shift in the way we think about real estate. Our Memphis area homes became the place we retreated to when forced to remain instead. With that, decor and home needs have also seen a shift. Color palettes have been rising in popularity over some of the more neutral schemes we’ve historically seen. In 2022, homeowners are anticipated to invest in projects that make their homes places they can thrive, both personally and professionally.
Mixing Dark and Earthy Tones
It’s pretty clear when looking at the most popular colors at Sherwin Williams that green is having a major moment. The trend isn’t expected to stop as blue, brown, and other colors found in nature bring calm into a home. Expect furniture to have textured features that are soft and easy to clean. With more people working from home, furniture is becoming top of mind. As soon as we’re under contract for a home, I encourage people to go ahead and order paint and furniture with the supply chain issues we continue to experience.
Versatile Spaces
When I purchased my home in 2019, it came with a heavily paneled home office. I
remember thinking “can I cut this off the property and reduce the purchase price?” Yes, even realtors have those moments when it comes to their personal space. You can imagine how grateful I am to have that space now. Those paneled walls got a refresh with naval blue walls and light furniture. Many of my clients when searching for a home now request a private place where they can retreat. Some of those include the popular “she shed” or more commonly a luxury master bath or entertaining backyard.
Antique or Well Built Furniture
Secondhand and estate sale furniture are starting to make a huge comeback. People long for something with a story to make their homes more personal with meaning. I became a believer when I did several estate sales this year as part of helping my clients who were getting ready to sell and lines would wrap around the neighborhood early in the morning.
These shoppers were young and ready to refurbish a piece with new paint or accessorize it with mid century modern decor. Start shopping at the flea markets now as this will be a popular trend in the coming year.
