When kicking off this series on Pickwick Lake rental properties, it seemed fitting to start with Pickwick Cabin Rentals. With over 20 years in the business of renting lake properties, Beverly Milligan White and her team were the pioneers of helping lake owners utilize their homes for rental income when they’re not being used personally. Beverly started her business back in 2000 while working for a local real estate company. Nobody was doing the rental side of the business and there was a need for a rental service, as many homeowners wanted to have a way to rent out their newly purchased properties. With a blessing from her brokerage, Beverly became appointed Property Manager. She immediately picked up 5 properties to start her
rental portfolio, and by the end of the year, she had 30 homes and was still growing!

Pickwick Cabin Rentals’ stellar reputation, both locally and with Memphians, is maintained with quick communication, a solid cleaning crew, and a quick turnover of properties. Beverly will tell you she responds 24/7 to any calls or concerns. In the rare event she can’t be there personally, she relies on her two sisters, who have been pillars in the business since it started. Her cleaning staff is experienced and dependable and can be trusted to keep the property rent ready. And during peak lake season, it’s truly a family affair. Nieces, nephews, friends, and even brothers-in-law will contribute their time to keep everything running smoothly.

The most notable feature of Beverly’s services is that she provides a customized experience to each renter and homeowner. Beverly screens each renter, something the bigger online services cannot do. With decades of experience, she knows how to monitor her clientele, one of the many attributes of why so many people use her rental services. At its peak, Pickwick Cabin Rentals serviced almost 100 homes. Over the years, Beverly has narrowed that down to 50+, choosing to specialize on homes that meet certain criteria. That includes being well stocked with kitchen equipment, comfortable bedding and linens, and a grill for making dinner after a
day on water, just to name a few. With vacation memories being top priority, she is selective of her clients for good reason. With the mindset that many people choose Pickwick Lake as their nearby vacation as compared to a beach, the business is built on a positive stay and over 75% of the bookings are repeat clients.

And although the long-standing company has had great success in the rental market, the most impressive thing is Beverly’s enthusiasm for Tishomingo County and the passion she feels about the downtown revitalization and bringing lake visitors to the area. She and her husband Jerry “Pud” White, Jr lives near Eastport Marina and have a son, Matthew. While Beverly’s rental portfolio has “something for everyone,” stay tuned because some of her most unique properties have yet to be featured, starting on the Mississippi side of the lake.
