East Memphis High Point Terrace
When it comes to combining the historical charm of the South with today’s modern comforts, one of the most desirable neighborhoods in Memphis is High Point Terrace. This neighborhood is defined as being located north of Walnut Grove Road, east of North Highland Street, south of Summer Avenue and west of Eastland and Swan Ridge. Sam Cooper Boulevard, a local highway, cuts the northern perimeter from the rest of the neighborhood. High Point got its name as it functioned as one of the highest points above the Mississippi River when the railroad industry was active.
Historical Charm
One of the most attractive features to the neighborhood is its historical charm. People swoon over the original wood floors, custom mill work, and mature landscaping. The neighborhood is all about preserving these features. If you changed any of these items with a new modern design, you could see the home sit on the market. People expect to see historically well-preserved craftsmanship and you’ll offend anyone looking to purchase by changing the natural appeal. The small floorplans are also perfect for young homebuyers and professionals as most homes are under 2000 square feet.
Neighborhood Amenities
Everyone loves a local grocery story and having High Point Grocery within walking distance makes this a neighborhood favorite. At a recent listing, the seller told me about the contentment of finishing a day of work and coming home to be able to walk to the grocery store to pick out dinner. At the local pub, you can find out all the local gossip and maybe even meet your future spouse in the neighborhood. This has actually happened for some of my clients!
High Home Appreciation
This highly desirable neighborhood continues to skyrocket in value. One of the fastest growing and highest in annual appreciation, it makes for a wise investment for anyone looking under the $500,000 price point in East Memphis. With the pride homeowners exhibit here, you’ll find most homes well preserved and taken care of, even with older age. Just plan for the occasion pipe replacement or sewer line repair as those mature trees can get in the way at times.
Shelby Farms Greenline
Last, but certainly not least, is the Shelby Farms Greenline. This walking/running/biking space is in the heart of High Point Terrace and provides a peaceful retreat for outdoor exercise. The paved Shelby Farms Greenline offers pedestrians and cyclists another option for navigating the city without a car. At a total of 10.65 miles, you can easily explore the city on this former unused railroad track.
