How Blue Oval City Will Spark the Real Estate Market

What is Blue Oval City?

Late last year, Ford announced their largest investment since their first plant in 1903, a massive manufacturing campus in Stanton, TN called Blue Oval City.  The investment will be over $5B to make a fully sustainable plant to produce the new electric version of Ford cars and trucks, including the F-150.  On 3,600 acres, the campus will be a first of its kind with 100% renewable energy and zero waste.  All of this located within 30 minutes of Memphis and all its major suburbs.  This is a real game changer, not just for the local area, but for the industry as a whole as the automotive world shifts to become more electric and sustainable.         

Small Town, Big Opportunity

You probably passed near Stanton, TN on a trip and didn’t even know it.  Located north of I-40 about halfway between Memphis and Jackson, there will soon be a plant to house over 5,000 new high-tech jobs, which will completely transform the surrounding area.  The real estate market in the more established neighboring towns like Brownsville and Brighton have been increasingly hot as well.  The formerly quiet towns have been hotspots for real estate investors looking to flip houses, earn rental income, or buy land to develop new construction.  Apartment complexes are springing up and other retailers will move in to accommodate the large influx of workers.  Soon, we can see this area of West Tennessee grow similarly to Spring Hill or Tupelo when they collaborated with GM and Toyota.  That will mean a massive increase in demand for housing, whether to rent or buy.

Nearby Lake Amenities

Memphis isn’t the only area looking to capitalize on the new plant.  The Pickwick Lake area is trying to attract new executives being relocated to the mid-South since its just a short drive away.  Hardin County will be pushing hard to show the local lake amenities and lifestyle to these new transplants.  These investments in tourism will go a long way into increasing the overall value of the land and real estate market in Pickwick Lake.

Getting in on the Ground Floor

Even though it won’t be officially opened until 2025, Blue Oval City provides a unique opportunity for investors wanting to get in on the ground floor of a new opportunity.  This plant can change the trajectory of the entire region by providing an economic facelift to an overlooked area of the state.  A simple Zillow search will show homes for sale that are increasing in price, but still quite reasonable compared to the suburban markets many of us are used to.  I would recommend giving these areas a closer look if you ever wanted to begin purchasing property or land in the area.
